York, known and designated as Lots 45 and 46 on a certain map an-
titled Subdivision Map of Cedar Beach Park situate at Bayview,
Town of Southold, New York, made by Otto W. Van Tuyl, Professional
Engineer and Surveyor, Greenport, New York", and filed in the Office
of the Clerk of the County of Suffolk as Map No. 90.
TOGETHER WITH a permanent easement and right of way, in common
with others, for ingress and egress to and from Cedar Point Drive and
to and from Lots 45 and 46 as showta on a certain map entitled, "Subdivi-
sion Map of Cedar Beach Park situate at Bayview, Town of Southold,
New York" made by Otto W. Van Tuyl, September 15, 1926 and filed in
for-the Suffolk County Clerk's Office as Map Number 90, and for the
they purpose of installation, maintenance, repair and replac anent of
j public utilities on surface, below the surface and above the surface
of the following described promises:
ALL that tract or parcel of land situate, lying and being at
Bayview, no" Southold, in the Town of Southold, County of Suffolk
!I, and State of New York, and being a strip of land 50 feet in width
over portions of Lots 51, 49, 46 and 47 on the aforesaid Subdivision
Map and over a portion of Clear View Road as shown on said Map, and
being more particularly bounded and described as follows:
BEGINNING at a point marked by the intersection of the easterly
line of Cedar Point Drive with the northerly corner of Lot No. 51 as
( shown on said Map, and the westerly or southwesterly corner of land
believed to be of Sutherland and designated as "Reserved. Cedar Beach
Inn" on said Map; running thence in a southeasterly direction along
the northerly line of said Lot No. 51, South 66 degrees 52 minutes
iI 20 seconds East across Clear View Road, and continuing in the same
I direction across Lots 49 and 47, to the westorly line of a private
road designated as Orchard Lane on said Map; running thence in a
southerly direction along the westerly side of Orchard lane a dis-
h tance of 60 foot, more or loss, to &.point which is 50 feet south
of the northerly line of the promises herein described, when mea-
sured at right angles thereto; running thence North 66 dogreos 52
minutes 20 seconds West, on a line parallel to and at all points
50 foot distant from the northerly lino of the premises heroin des-
cribed, across a portion of Lots Nos. 46, 47 and,.a portion of Lot

TOGETHER WITH the right to install, maintain, repair and replace
a water pump and point for the exclusive use of Lots 45 and 46 heroin
convoyed, underground in said right of way provided that the right
f,+ granted herein does not impede or endanger traffic of any type on or
over said right of way in any manner whatsoever.
Being and intended to be the same prises conveyed to the party
of the first part by deed dated Play 31, 1965 and recorded in the Office,
of the Clerk of the County of Suffolk on Juno e2/ , .1965 in Liber
