BEGINNING at a monument on the northeasterly line of Calves Neck
Road, 1964.44 feet southeasterly along said northeasterly line from

southerly corner of land formorly of Pot arson and now of Foscato;
from said point of beginning running along said land formerly of
Peterson, North 57 degrees 09 minutes 30 seconds East, a distance of

thence southeasterly along said high water mark, 125 feet, more or

two courses, as follows:

feet, more or less, to a monumont; thence

feet to a monument on said northeasterly line of Calves Neck Road;

seconds West, a distance of 60.0 feet to the point of beginning.
TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to said Town Crook in front of and
adjacent to said promises, to the center line thereof (said Town Creek
herein mentioned being also called Jockey Crook).
TOGETHER with all the right, title and interest, if any, of the
-.i party of the first part over a certain 16.5 foot right of way extending
}, from the southerly end of Youngs Avenue to the southwesterly corner
of the premises hereinabove deseribod, said right of way now being
part of the public highway known as Calves Hack Road.

restrictions contained in a certain deed from L. Barron Hill and wife
to Harold G. Sabin and Alice B. Sabin, his wife, dated July 16, 1948
and recorded in the Suffolk County Clerk's Office on July 16, 1948
in Libor 2849 of Deeds at page 292
o Said promises being and intended to be the same premises conveyed by
} the following three deeds: (1) Deed by L. Barron Hill and wife to Harold

Sabin, his wife, dated January 17, 1951 and recorded in the Suffolk
County Clark'a'Off ice on February 9,: 195'1 in Liber 3163 of Deeds at
page 212, the aforesaid Harold' G. Sabin having died a resident of
Southold, Suffolk County, New York on September 3, 1965, survivod by
his wife, Alice B. Sabin, the grantor herein.
