WITNESSETH,that the party of the first part,in consideration of

by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or

County of Suffolk and State of Now York, mown. and designated as
Lot No. 55 on a certain map entitled "Subdivision Map of CEDAR
BEACH PARK", completed September 15, 1926 by Otto W. Van Tuyl,
Surveyor, and filed in the Suffolk County Clerk's Office on December
20, 1927 as Map No. 90, as said Map was revised on August 5, 1959.
i I TOGETHER with the right to the use (in common with others) of the
Community Landing as shown on said 14ap at the northerly end of Canon
?r Inlet.
u, SUBJECT to covenants, easements and restrictions of record, if any.

SUBJECT, however, to the right of the parties of the first part,
their heirs, legal representatives, successors and assigns, to install,
repair, maintain and replace public utility poles, lines, pipes, wires
and conduits, together with necessary guy wiros, cross-arms and
appurtenant equipment, on the surface, below the surface, and above
the surface of the aforesaid private roads.
SUBJECT to the following covenants and restrictions:
1. Idot more than one ono-family dwelling house for residential
purposes shall be erected on said promises.
2. That any dwelling house erected on said premises shall contain
not less than 700 square foot on the ground floor.
The aforesaid premises being more particularly bounded and des-
cribed according to survey by Otto W. Van Tuyl & Son, Surveyors, dated
July 30, 1964, as follows:
BEGINNING at a point marked by an iron pipe on the southerly line
of a Private Road known as "Lakeside Drive", at the easterly corner
of Lot 54 and the northwesterly corner of Lot 55 as shown on said map
entitled "Subdivision Map of CEDAR BEACH PARK"; and from said'point of
beginning..running along said southerly line of Lakeside Drive, South
89 degrees 01 minute 30 seconds East a distance of.48,0 feet to an
iron pipe; running thence stillalong the southerly or southwesterly
line of said Lakeside Drive, South 28 degrees 11 minutes East a dis-
tanco of 76.63 feet to an iron pipe; running thence along land con-
veyed or about to be conveyed by the party of the first part to Weiss

(Lot 56 on paid map) South 41 degrees 39 minutes 30 seconds West a
distance of 265 feet, more or less, to the edge of a dredged channel
known as Stillwater Lake; running thence northeasterly and than
westerly along said channel a distanco of 140 feet, more or less; ;
running thence along other land of the party of the first part (Lot 54 ,
on said map), North 33 degrees 39 minutes 30 seconds East a distance
of 200 fast, more or leas, to the point or place of beginning. 3'
TOGETHER with the right to the use of a right of way (in
common with others) over said Lakeside Drive for the purpose of
ingress and egress to and from said premises and to and from the
public highway, and for the installation, maintenance, repair and
replacement of public utility lines, winos, pipes and conduits,
on the surface, below the surface and above the surface thereof
in such mannor as not to affect use of the roadway.
