ROSS, residing at 350 Fast 52nd Street, q New York City, New York, a m m m m w� party of the second part, and other good and valuable consideration, WUNESSETH,that the party of the first part,in consideration of ten dollars./paid by the party of the second part,does hereby remise,release and quitclaim unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate, lyiogandbeingrtaYx at Peconic, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point marked by an iron pine set on the boundary line between land of Harold E. Goldsmith and Alvah B. Goldsmith and land of Diller, about 4500 feet northwesterly along said line from the northerly line of North Road; running thence along said land of Diller, North 46 degrees 13 minutes 00 seconds Vilest, a distance of 666.77 feet to the ordinary high water mark of Long Island Sound; running thence in an easterly direction along said ordinary high water mark of Long Island Sound a distance of 362 feet, more or less, to a point which is North 86 degrees 05 minutes 30 seconds East, 362.11 feet from the last des- cribed point; running thence along land of Harold E. Goldsmith and Alvah B* Goldsmith (and passing through a cross out in a rock), South 1 degree 37 minutes 30 seconds East, a distance of 88.0 feet to a point (which point is North 38 degrees 46 minutes 40 seconds West a distance of 7 feet from an iron pipe set about 2 feet easterly from a certain Pump); running thence still along said land of Goldsmith, (and passing through said iron pipe set about two feet east of a certain pump), South 38 degrees 46 minutes 40 seconds cast, a distance of 365.54 feet to an iron pipe; running thence still along land of Goldsmith, South 44 degrees 32 minutes 30 seconds West, a distance of 158.70 feet to the point or place of beginning. Containing 2.67 acres, more or less, according to survey of Otto W. Van Tuyl & Son, Surveyors, dated July 18, 1953, revised August 3, 1953, attached hereto and made a part hereof. TOGETHER with all rights and easements of record. It is the intention of the parties hereto that the entire fee to the aboveroperty shall be solely owned by the party of the second parBB t, who is also one of the parties to the first part.
