TOGETHER with all the right ,title and interest, if any, of the
party, of the first part in and to the highway in front of said
premises to the center line thereof.
SUBJECT to the following covenants and restrictions:
1, No hedge or fence shall be allowed to be constructed over four
(I}) feet in height.
2? That no dwelling building shall be erected on said premises which
shall have a habitable or living space of less than 850 square
feet of floor area, nor shall any dwelling house have a flat roof,
unless approved by thepartyof the first part. All roofs shall
be of asbestos, cedar, composition shingle, or built-up type. All
proposed plans to-besubmitted to the party of the first part-for
written approval and shall be approved by the said-party-of the
first part. Such written approval shall not be unreasonably with-
