Together with an easement for ingress and egress over all streets, roads, drives and lanes as laid down on said map; and also the right of ingress and egress in and to any of the Inlets, Basins or harbors on said map and to moor a boat or boats in Cedar Beach Harbor. Together with all the rights, title, and interest of the party of the first part, if any, in and to land in front of said premises under water " in the Peconic Bay and all seller's riparian rights thereto. Together with the right, to run with the land, to use and enjoy in common with others enjoying similar rights and privileges, those poutions of Cedar Beach Park, which may be set aside for Community purposes, subject to any rights, reservations, rules, and regulations made by Cedar Beach Park Community Association, or its successors.
