ALL that tract or parcel of land situate, lying and being at
Southold, in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:-
BEGINNING at an iron pipe on the southeasterly line of a 50 foot
private road known as "Major's Path", said point being North 25 degrees '
10 minutes 00 seconds East, 135.0 feet; thence North 52 degrees 05
minutes 10 seconds East, 325.0 feet along said southeasterly line from 1
a point on the northeasterly line of Horton's Lane 258.88 feet north- f
westerly along said northeasterly lino from Sound View Avenue; from -
said point of beginning running along the southeasterly line of "Major's
Path", North 52 degrees 05 minutes 10 seconds East, a distance of 100 -
feet; thence along other land of 011ie M. Overton, two courses, as
follows:
(1) South 37 degrees 54 minutes 50 seconds East, a distance of 150.0
foot; theace
(2) South 52 degrees 05 minutes 10 seconds West, a distance of 100.0
feet to land of Margaret Fischer (Libor 5110 op 408);
running thence along said land of Fischer, North 37 degrees 54 minutes
50 seconds West, a distance of 150.0 foot to the point or place of
beginning.
TOGETHER with the right to the use, in common with others, of a 50
foot right of way extending from Horton's lane eastward about 560 feet
:.to the easterly line of the premises herein described, for the purpose
of ingress and egress to and from said premises and to and from Horton'
Lane, and for the further purpose of installation, repair and main-
tenance on the surface, below.the surface and above the surface of said
right of way in such manner so as not to interfere with service of said
right of way.
Being and intended to be the same promises conveyed by 011ie M.
Overton to Thomas F. J. Kelly and Ann E. Kelly, his wife, by deed
dated Mayy 12, 1962 and recorded in the Suffolk County Clork's Office
on May 28, 1962 in Liber 5172 of Deeds at page 101, and subject to
the covenants and restrictions theroin contained.
