his wife, both residing at 515 Old Country Road, Plainview,
Nassau County, New York,
party of-the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs

ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,

lying and heing•9n• N at Southold, Town of Southold, County of Suffolk, and
State of New York, known and designated as Lot No. 14, on a certain
map entitled, "Map of Bay Haven at Southold, Town of Southold, Suf-
folk County, New York, Otto W. Van Tuyl & Sons, Surveyors" which map
was filed in the Suffolk County Clerk's Office on January 229 19591
as Map Number 2910.
TOGETHER with a right of way over "Bay Haven Lane," Watersedge Way,"
"Gin Lane" and Mid Way," as shown on said map, and the right, in comes
mon with other owners of the lots shown on said map to the use of the
"Community Beach" as designated on said map.
SUBJECT to the provisions of the declaration recoPded by the party
of the first part on February 10, 1959, in the Suffolk County Clerk's
Office in Liber 4585 at page 346:
RESERVING NEVERTHELESS unto the party of the first part, his heirs,
administrators, executors and assips, the fee to the said "Bay Haven
Lane," "Watersedge Way," "Gin Lane' and"Mid Way," and to the "Com-
munity Beach" and all franchise rights therein and the right of
dedication to the Southold Bay Haven Property Owners Association, Inc.
or to the proper governmental agency for the use thereby and mainte-
nance thereof.
The parties of the second part agree for themselves, their heirs,
executors, administrators and assigns, that they will ,join the
Southold Bay Haven Property Owners Association, Inc., and will
abide by the. rules and regulations of said Association as set forth
in the by-laws thereof.
