lying being north of the Village of Southold, in the Town of Southold, Manta,
County of Suffolk and State of New Yoriy being more particularly bounded and
described as follows;
BEGINNING at a stake set on the southwesterly line of Grove Road 382.5 feet
southeasterly along said southwesterly line of said Grove Road from the south-
erly line of North Road, and which point of beginning being the southeasterly
cornerof land heretofore conveyed by Henry J. Smith to Arthur Cooley by deed
.F dated October 4, 1954, recorhd in the Suffolk county clerk's office in liber 3770
"of deeds, page 259, on October 7, 1954; thence running along said southwesterly
line of Grove Road south 32°04'east, 75 feet to a point; thence along other land
of Joseph J. Aveta, at right angles to said southwesterly line of Grove Road,
south 57°56' west, 100 feet to land now or formerly of William Richmond; thence
along said land of Richmond, north 32°04' west, 75 feet to the southwesterly
6 corner of said land of Arthur Cooley; thence along said land of Arthur Cooley,
north 57'56' east, 100 feet to the point or place of beginning.
BEING and intended to be part of the same premises described in deed made by
Henry J. Smith to Joseph J. Aveta, dated October 19, 1956, recorded October
26, 1956, in liber 4204 of conveyances, page 242;
SUBJECT (1)to covenants and restrictions therein contained; (2) any state of
facts an.accurate survey might show, and (3)to covenants, restrictions, ease-
ments, agreements, reservations and zoning regulations of record, if any.
