BETWEEN George W. Smith &Sons, Inc., a domestic corporation having its
principal place of business of Southold, New York,
partyof the firetpart,and William J. Lieblein, residing at Greenport, New York, and
Herman K. Lielbein, residing at Southold, New York, as tenants in common,

WITNESSETH,that the party of the first pact,in comidaation of the sum of one &no/100 ($1.00)
dollars,
lawful money of the United Shaun, and other good and valuable consideration, paid
by the party of the second part,does hereby grant and release unto the party of the Second part,the heirs or
sucoessors and assigns of the party of the second part forever,
ALL,that certain plot,Piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being nolle at Southold, Town of Southold, County of Suffolk, State of New
York,bounded and described as follows:
BEGINNING at a point on the northerly line of an easement of the Long Island
Lighting Company where the same is intersected by the easterly line of land now
or formerly of Frank Zaveski (said point being distant in a general southerly
direction along said easterly line of land now or formerly of Zaveski about 700
feet from the southerly line of Sound View Avenue), and running thence along said
northerly line of said easement, north 53°51' east, about 724 feet to a point at the
westerly line of lands formerly of George Dickerson; thence south 40°59' east,
about 150 feet to aj EffiPting the southeasterly corner of lands of the party of the
first part; running thence in a southwesterly direction, along land now or formerly
of Julius Zebroski, south 47°18' west, a distance of 727.30 feet; thence running in
a northwesterly direction, along land now or formerly of Frank Zaveski, north
39°56' west, about 285 feet to the point or place of beginning.
TOGETHER with a right of way for ordinary purposes of ingress and egress, in
common with others, within the easement of the Long Island Lighting Company,
as the same extends easterly from the northeasterly corner of the above described
premises, about 495 feet to another right of way 50 feet in width, the underlying
fee to which is owned by Arthur Spurway, and thence over said 50 foot right of way
of Spurway northerly about 850 feet to Sound View Avenue.
SUBJECT (1)to an easement of the Long Island LiQrting Company over the northerly
part of said premises, (2)to any state of facts an accurate survey would show,
and (3) covenants, restrictions, conditions, easements, and reservations of record
affecting the premises and the right of way.
BEING and intended to be a part of the premises described (as Parcel I) in a
deed from John A. Muir and George G. Muir to George W. Smith and Sons, Inc.,
dated September 7, 1957, recorded in the Suffolk county clerk's office September
11, 1957, liber 4358 of deeds at page 465. '
