ALL that certain plot,piece or parcel of land, situate,
lying and bri-g4W at Pine Neck, near Southold, in the Town of Southold,
County of Suffolk and State of Now York, known and designated as Lot
#1 on a certain map entitled, "Map of Southwood, situate at Southold,
Town of Southold, New York; owned and developed by Wm. H. Kelynack,
survey completed October let, 1953, Otto W. Van Tuyl & Son" and filed
in the Office of the Clark of the County of Suffolk on Novembor 24,
1953 as Map #2341, bounded and described as follows: i
- BEGIlQNING at a Concrete monument set on the southerly lino of Pine Neck
Road at the northeasterly corner of land of Goubeaud and the north-
westerly corner of the premises and
RUNNING along said southerly line of Pine Neck Road North 85 degrees
55 minutes 20 soconds East a distance of 91.94 feet to the westerly
line of a proposed highway to be known as "Park Way";
THENCE along said westerly line of "Park Way", 2 courses as follows:
(1) on a curve to the right having a radius of 25 foot a distance of
44 foot;
(2) South 6 degrees 45 minutes 50 seconds '.lest a distance of 177.73
feet;
THENCE along land convoyed or about to be conveyed by William H.
Kelynack to John Patera (lot 2) on said map on a line at right angles
to said westerly line of "Park Way" North 83 degrees 14 minutes 10
seconds West a distance of 120 foot to said land of Goubeaud;
THENCE along said land of Goubeaud North 6 degrees 45 minutes 50 seconds
East a distance of 185 feet to the point or place of beginning.
Being and intended to be the same promises convoyed by Ogden H.
MacGillivray to Ogden H. MacGillivray and Dorothy R. klama.lo, his daughte
as joint tenants with the right of survivorship and not as tenants in
common, by dead dated November 19, 1963 and recorded in the Suffolk
County Clerk's Office on November 21, 1963 in Liber 5455 of Deeds at
page 129, together with all the rights and privileges therein contained,
and subject to the covenants and restrictions set forth therein, said
covenants and restrictions being recorded in Libor 3538 of Deeds at page
38 and Liber 4683 of Deeds at page 28, and subject also to the Lighting
consent recorded in Libor 3642 of Deeds at page 171.
