V. A. Fitz, and running thence South 54 degrees 52 minutes 140 eeoonds
East along said lands formerly of Fitz a distance of 200.0 feet to
land heretofore oonveyed to Jose Garrido and Josephine Garrido, his
wife (.Liber 5801 Op 312); running thence along said land of Garrido
three courses as follows:
(1) South 28 degrees 09 minutes 50 seconds West a distance of
201.46 feet; thence
(2) South 54 degrees 52 minutes 40 seconds East a distance of
400.0 feet; thence
(3) North 35 degrees 07 minutes 20 Seconds East a distance of
200.0 feet to.said land formerly of Fitz; running thence
along said land formerly of Fitz, South 54 degrees 52 minutes 40 seconds
East a distance of 421.99 feet to an old stake; thence continuing along
said land South 42 degrees 09 minutes East a distal as of 79 feet;
running thence along a line near the edge of the Woods, South 45 degrees;
08 minutes 40 seconds West (and passing through a poet near the boundary
line of Fits) a distance of 522.10 feet to the easterly line of land
formerly of Floyd W. Vail; running thence along said easterly line
North 48 degrees 37 minutes West a distance of 355 feet; thence coatin-
uing along said line Horth 53 degrees 52 minutes West a distance Of
621 feet to the southerly line of land of Nelson Axion; running thence
along said southerly line North 28 degrees 09 minutes 50 seconds East.

premises containing 30.088 acres according to survey by Otto W. Van Tuyl
dated September 16, 1942s as amended.
TOGETHER with all the rights of way and easements set forth in
a certain Deed from Henry J. Smith to Frederick L. Hebra, the grantor
herein, dated September 3, .1946 and recorded in the Suffolk County
Clerk's Office on November 4, 1946, in Liber 2644 of Deeds at Page 310,
and subject to the right of way therein contained.

The premises above described are intended to be the same prem— -
- ises conveyed by Henry J. Smith to Frederick L. Hahn, the grantor
herein, by Deed dated September 3, 1946, and recorded in the Suffolk -
- County Clerk's Office on November 4, 1946, in Liber 2644 of Deeds at -
Page 310, excepting therefrom so much of said premises was were
con-veyed by Frederick L. Hahn to Jose Garrido and Josephine Garrido, Mew
wife, by Deed dated.August 14, 1965 and recorded in the Suffolk County
Clerkts Office on August 16, 1965, in Liber 5801 of Deed at page 312. -

AND the party of the first part,in compliauce with Section 13 of the Lien Law,covenants that the party of
_ the fust part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust food to be applied first for the purpose of paying the costs of the improvement and will apply
the same first to the payment of the cost of the im rovement before using any part of the total of the same for
any other purpose. _
