party of the first pan,and JOHN HOTTER and IRMA HATTER, his wife, as tenants by
the entirety, both residing at 1450 E. 94th Street, Brooklyn, Now York,

highway to be known as "Columbia Road" 117.10 fact southerly along said
easterly line from its intersection with the southerly line of a proposed
50 foot highway to be known as "Liberty Lane"; from said point of begin-
ning running along land of the party of the first part, South 62 degrees
I/ 27 minutes 10 seconds East, a distance of 135.75 feet to land of
Pavacich; thence along said land of Pavacich, South 26 degrees 00 minutes
20 seconds West, a distance of 50.0 feet; thence along land of Aaronson,
South 28 degrees 41 minutes 30 seconds West, a distance of 75.0 foot;
thence along said land of the party of, the first part, North 62 degrees
25 minutes 40 seconds West, a distance of 130.79 feet to said easterly
line of "Columbia Road"; thence along said easterly line, North 25 -
degrees 19 minutes 50 seconds East, a distance of 125.0 feet to the
point of beginning.
TOGETHER with a right of way over said "Columbia Road" and said
"Liberty Lane" and also over the proposed 50 foot highwa,s to be known
as "Victoria Drive", "Suvmlit Road', 'Colonial Road" and 'Ed's Road".
PARCEL TWO:
ALL that tract or parcel of land, situate, lying and being at
Bayview, near Southold, in the Tosco of Southold, County of Suffolk and
State of Now York, boundod and described as follows:-
BEGINNING at a monument on the westerly line of a proposed 50 foot
highway to be known as "Summit Road" 175.26 feet southerly along said
westerly line from the southerly line of a proposed 50 foot highway to
be known as "Liberty Lane"; said westerly line of "Summit Road" being
parallel to and 450 feet westerly from the westerly line (or its
extension southerly) of land of Frank Stelzer, measured at right angles
thereto; and said southerly lino of "Liborty Lane" being parallel to
and 150 foot southerly from the southerly line of land of Shipuloski,
moasured at right angles thereto; said point of beginning being the
southeasterly corner of land of Pavacich; from said point of beginning
- running along said westerly lino' of "Summit Road" South 28 degrees 41
minutes 30 seconds West, a distance of 75.0 feet to a monument and land

minutes 40 seconds West, a distance of 125.0 feet to a monument; thence
along land of the party of the first part, North 28 degrees 41 minutes
30 seconds East, a distance of 75.0 feet to a monument and said land
of Pavacich; thence along said land of Pavacich, South 60 degrees 02
minutes 40 seconds East, a distance of 125.0 Teat to the point of
beginning.
TOGETHER with a right of way over said "Summit Road" and said
" "Liberty Lane" and also over the proposed 50 foot highways to be ]mown
as "Colonial Road". "Columbia Road", "Victoria Drive" and "Ed's Road".
SUBJECT TO THE FOLL014ING COVENANTS AND RESTRICTIONS:
1. No more than one dwelling house shall be erected on said promises
designated as Parcel One and no more than one dwelling house shall be
erected on said promises designated as Parcel Two.
2. Any dwelling house erected on said premises shall cost not less than
x$8,500.00.
3. Said covenants and restrictions shall expire on January 1, 1975.
4. Subject to the zoning ordinances of the Town of Southold or other
municipal authorities having jurisdiction over the promises, provided
the same are not violated by the area or dimensions of the property.
5. Subject to the purchasers' ability to obtain a building permit on
the individual parcels above described.
