THIS INDENTURE, 28 y o 'Njg'y nineteen hundred and sixty-four
BETWEEN
JOSHUA SHALL, residing at 45 Park Terrace West, New York, New York,
party of the first part,and
WARREN E. HUFE, JR. and ELLEN HUFE, his wife, both residing at
1081 27th Street, Brooklyn, N.Y.
party of the second part,
WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and beingAYNaEG t Pine Neck, near the Village of Southold, in the Town
of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a point on the easterly aide of a fifty foot
private road at the southwesterly corner of the premises herein des-
cribed and the northwesterly corner of land formerly of Silas A.H.
Dayton and running thence North 7 degrees 17 minutes 30 seconds East
approximately 218 feet to high water mark of Jockey Creek, running
thence easterly along high water mark of Jockey Creek, fifty feet,
more or less, to land now or formerly of Everett I. Goldsmith and
wife; running thence South 7 degrees 17 minutes 30 seconds West along
i , said land now or formerly of Everett T. Goldsmith and wife, approxi-
mately 218 feet to land formerly of Silas A. H. Dayton, running thence
in a westerly direction along said land formerly of Dayton, adistance
of fifty feet to the point or place of beginning.
TOGETHER with a right of way for passage on foot and with
vehicles over, across and upon the Private Road lying westerly of said
premises to and from Oaklawn Avenue.
SUBJECT TO a right of way ten feet wide, the southerly line
of which is the southerly boundary herein (Liber 1758 cp 407 and Liber
1771 op 15).
TOGETHER with all of the right, title and interest of the
seller, if any, in and to the beach and land under water of Jockey
Creek in front of and adjacent to said premises.
TOGETHER ALSO with all of the right, title and interest
of the seller in the Private Road lying westerly of said premises to
and from Pine Neck Road,
The Prantor herein is the same person as the grantee in deed dated
_ 4/10/48, recorded 4/14/48 in Liber 2615 eP 414 and deed dated 9/7/62,
recorded 10/8/62 in Liber 5243 cp 93, both in the Suffolk County
Clerk's office.
