Thomas J.0aruso and Elizabeth GaMSO,hia wife,both residing at
P.0,Box 1053,Southold,L,I.
party of the first part,and
George E. Gibson and Margaret R, Gibson, his wife, both residing
at 34-31 81st Street, Jackson Heights 72, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,pieceor parcel of land,with the building' 1d improvements thereon erected,situate,
lying and being ' at Cedar Beach near Southold,Town of Southold,County
!of Suffolk and State. of New York,known and designated as and by lot
179 on a certain Lap entitled,"Subdivision leap of Cedar Beach Park,
situate at Bayview,Town of Southold,N.Y.11and filed in the office of
the clerk of the County of Suffolk on December 20,1927 as Map No.
90,said premises being more particularly described as fibllows:
Beginning at a concrete monument set on the northerly
ar side of Cedar Point Drive East at the southwesterly Corner of the
premises herein described,ad Joining lot No.80,North 4°311 10" West
170 feet to a concrete monument and the southerly side of lakeside
Drive;
Runninpa thence along said southerly side of Lakeside
_ Drive,North Bl 201 10-h:ast a distance of 78 feet to a monument
and lot No.78;
Running thence along lot No.78,SOuth 200 431 50" East and
through a monument a distance of 157.03 feet to the shore line of
Pleasant Inlet;
Running thence southwesterly and southeasterly along the
shore line of Pleasant Inlet to a monument on the northerly slide
of Cedar Point Drive East,which monument is located South 77 301
00" East 110 feet from the point or place of beginning;
Running thence along the northerly side of Cedar liPFat
'::Point Drive East,North 77 p 301 00" West a distance of 110 feet to
the point pr place of beginning.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances
U, and all the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
4 1 whereby the said premises have been encumbered in any way whatever,except as aforesaid
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such mnsid-
. c,.that as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
