I BEGINNING at a point on the northoastorly boundary line of
land conveyed by Henry J. Smith to Frederick L. Hohn (the grantor
heroin) by Dood dated September 3, 1946 and recorded in the Suffolk
County Clerk's Office on November 4, 1946, in Libor 2644 of Deeds at
page 310, a distance of 200.0 feet southeasterly along said boundary
line from a monument at the northwesterly terminus of said line (said
point of beginning also being the northerly corner of the promises
heroin described); running thence in a southeasterly direction along
said boundary lino (said line being partly along the southwesterly
boundary line of Lake View Avenue and partly along the southwesterly
boundary line of Lots numbered 57 through 63 and partly along the
southwesterly boundary line of Third Avenue, all as shown on a certain
map entitled "Map Pio. 2 of Poo onic Shores" filed in the Suffolk County
Clerk's Office as Map No, 654), South 54 degrees 52 minutes 40 seconds
East a distance of 424.41 foot; running thence along other land of
Frederick L. Hohn three courses, as follows:
(1) South 35 degrees 07 minutes 20 seconds West a distance of
200.0 feet; thence
(2) North 54 degrees 52 minutes 40 seconds W00 a distance of
1 400.0 feet; thence
(3) North 28 degrees 09 minutes 50 seconds East a distance of
201.48 foot to the point or place of beginning.
Said promises being and intended to be a part of the promises
heretofore conveyed by Henry J. Smith to Frederick L. Hohn, by Dood
dated September 3, 1946 and recorded in the Suffolk County Clerk's
Office on November 4, 1946, in Libor 2644.of Doods at Page 310, together
with all the rights and privileges and rights of way therein described,
and subject to the easements and rights of way therein mentioned
RESERVING, however, tot he party of the first part, his heirs
and assigns, the right to the use (in common with others) of a ri!;ht
of way over the wood road as now located, which right of way shall
ceaso and terminate at such time as a public road may be laid out and
opened for general use up to any portion of promises of Seller.
