THIS INDENTURE, made the day of July ,nineteen hundred and sixty-four,
BETWEEN WillmfAIG. Sorenson, widower, residing.at Orient, New York,
party of the first part,and Nan L. Grohoski, wife of Theodore Grohoski,
residing at Bayview Road, Southold, New York,

WITNESSETH,that the party of the first part,in consideration of
the sum of one ($1.00) and no/100 . . . . . . . . . . . . . . dollars,
lawful money of the United States,and other good and valuable consideration paid
by the party of the second par,does hereby grant and release unto the party of the second part,the heirs or
successors and anigas of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and beiugla,01 at Bay View, near Southold, in the Town of Southold, County of
Suffolk and State of New York,.being known and designated as lot 1 and the north-
westerly one-half of lot 2 on a certain map entitled, "Map of Goose Neck, Situate
at Bay View, Town of Southold, Suffolk County, New York, Owned by G. W.
Smith& Sons", made by Otto W. VanTuyl, Licensed Surveyor, Greenport, N. Y.,
and filed in the Suffolk County Clerk's Office on November 22, 1948, as and by
file 1663, bounded and described according to said map as follows:
BEGINNING at a point on the easterly line of Main Bayview Road, which point is
north 51'00'west, a distance of 75 feet from the corner formed by the intersec-
tion of the northerly line of Smith Drive North with the easterly line of Main
Bayview Road; running thence along the easterly line of Main Bayview Road, north
51'001 west, a distance of 81.08 feet to a point marked by a monument and land now
or formerly of George M. Tisdale; running thence north 41625' east, a distance of
129.34 feet; running thence north 40'45' east, a distance of 20.79 feet; running
thence south 51'00' east, a distance of 75 feet to land of Parker E. Dickerson;
running thence south 39'00' west, a distance of 150 feet to the point or place of
beginning.
TOGETHER with all the right, title and interest, if any, of the party of the first
part in and to the highways in front of and abutting said premises to the center
lines thereof.
TOGETHER with the right to use, for all reasonable purposes, in common with
others, SUBJECT to such reasonable rules and regulations with respect to the
use thereof as George W. Smith& Sons, Inc., may from time to time put into
effect, that portion of lots 37 and 38 and part of lot 39 on said map known as the
beach property, it being the intention of the said George W. Smith& Sons, Inc.,
to grant such rights to other grantees of lots on said map.
BEING and intended to be the same premises conveyed to the party of the first
part by deed made by Joan L. Berry, dated September 6, 1962, filed in the
Suffolk County Registrar's office September 17, 1962, serial number 55091,
certificate number C50504; SUBJECT to covenants and restrictions therein
contained.
