PARCEL II _ BEGINNING at a point on the southerly line of Jockey Creek Drive, 72.79 feet westerly along said southerly line from Oaklawn Avenue, said point of beginning being the northwesterly corner of land conveyed or about to be conveyed by the party of the first part to the party of the second part; from said point of beginning running along said land, South 12 degrees 12 minutes 30 seconds East, a distance of 240feet, more or less, to ordinary high water mark of Jockey Creek; thence westerly along said high water, 140 feet, more or less; thence along land of the party of the first part, North 3 degrees 25 minutes 100 seconds West, a distance of 220 feet, more or less, to said southerly line of Jockey Creek Drive; thence along said southerly line, North 814 degrees 27 minutes 50 second East, a distance of 100.0 feet to the point of beginning. SUBJECT to the following covenants and restrictions: 1. Only one single family dwelling house on each lot, for private residential purposes, and a private garage for family use shall be erected or permitted on the premises. 2. No dwelling shall be erected or permitted on the premises with what is commonly known as a flat roof, and all dwellings shall be erected and maintained on closed foundations of poured concrete blocks and no dwelling on posts shall be permitted. 3. No dwelling, exclusive of garage, shall be erected or permitted on the premises unless it contains a minimum of twelve hundred square feet of living area. 4. No public or private nusiance shall be maintained on the premises. 5. The grass on the premises shall be kept cut and the appearance of the premises maintained in accordance with the standard of the communi- ty. 6. No tractors, trailers, cloned trucks of any type or open trucks larger than three-quarter ton capacity shall be parked on the premises overnight. 7. _ Notwithstanding the foregoing restrictions the purchaser shall have the right to practice medicine on the premises. These covenants and restrictions shall run with the,land and shall he first bind the property above described and all other lots upon which the party of tpart shall impose similar covenants and restrictions; but shall not bind any other property of the party of the first part. Said .covenants and restrictions may, however, be released or altered by the party of the first part at any time with the consent in writing of the owner of the premises at that time.
