paid by the part ies of the second part,do as hereby grant and release unto the
part ies of the second part, their heirs and assigns forever,all
that tract or parcel of land situate at Paradise Shores, Bay View, in
the Village and Town of Southold, Suffolk County, New York, bounded
and described as follows:
BEGINNING at a stake set on the northerly line of a certain 12
foot private road owned by said party of the first part, said point
1 being 45.48 feet wester�ly along said line of said private road from
the westerly line-of Lot Number 9, Block B, as shown on "Map of Reydon
Shores, Bay View, L.I., N.Y." filed in the Office of the Clerk of
Suffolk County; running thence along said northerly line of said 12
foot private road, N. 59° 48' 40"-W. 46.09 feet to a stake; thence
along other land of said party of the first part, N. 19° 53' E.
175.24 feet to ordinary high watermark of Peconic Bay; thence along
said ordidary high watermark of Peconic Bay, S. 45° 30' 20" E_50 feet;
thence along:other land of party of the first part, S. 190 55' 30" 14.
162.68 feet. to the point of beginning.
TOGETHER with all right, title and interest of the party of the
first part in and to the Bay adjoining said premises.
TOGETHER with the right of ingress and egress by foot and vehicles
to the said premises over said 12 foot private road westerly to a
certain 20 foot private road and thence southerly over said private
road to North Road and northerly over said 20 foot private road to
said Peconic Bay.
The foregoing conveyance is made subject to the following
restrictions:
1. That no dwelling shall be erected on the said premises hereby
conveyed which shall cost less than $1,000. and that no outside toilet
shall be erected oil said premises.
2. That no commerce or business shall be conducted on said
premises.

3. The foregoing covenants and restrictions are declared to be
and shall be covenants attached to and running with the land.

Long Island Lighting Company as an easement for the purposes of
erection of public utility lines on the surface, below the surface,
or above, of the aforesaid rights of way.
The aforesaid promises being and intended to be the same promises

by Otto d. Van Tuyl & Son dated Novembor 2, 1964 ( a copy of which
survey is attached hereto and made a part hereof) are more particu-
larly bounded and described as follows:
BEGINNING at a point markod by an iron pipe set on the northerly
line of a certain 12 foot private road now or formerly owned by

of said private road from the westerly line of Lot Number 9, Block H,
as shown on "Map of Heydon Shores, Bayviow, L.I., N.Y.", and filed
in the office of the Clerk of Suffolk County; running thence along
said northerly line of said 12 foot private road, North 59 degrees
48 minutes 40 seconds West, 46.09 feet to a point marked by a monument
thence along land of Paradise Shores Association (formerly of Walter
E. Hyatt), North 19 degrees 53 minutes East, 154.6 foot to ordinary
high water mark of Peconic bay; thence along said ordinary high water
mark of Yoconic oay, South 45 degrees 27 minutes East, 50 foot; thence
alonlr land of Hoeppon, South 19 degrees 55 minutos 30 seconds Nest,
