ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, being bounded and described as follows:
BEGINNING at a point on the northerly side of Soundview Avenue
where the same is intersected by the westerly side of land now or
formerly of Werner Rosenberg; running thence South 74 degrees 00
minutes West along the northerly side of Soundview Avenue 74 feet;
thence North 18 degrees 24 minutes 30 seconds West, along land now
or formerly of Swartwout, 100 feet to the ordinary high water mark
of Long Island Sound; thence easterly along' said high water mark
63 feet more or less, to the westerly side of said land now or for-
merly of Werner Rosenberg; thence along said land (1) South 30 degrees
3. 1r 02 minutes 30 seconds East, 65 feet more or,less, and (2) South 16
degrees 00 minutes 00 seconds East, 25 feet to the northerly side of
Soundview Avenue and the point or place of BEGINNING.
BEING AND INTENDED to be the same premises conveyed by Helen K.
Goldin to Frederick C. Koke by deed dated October 11, 1944 and records,
in the Suffolk County Clerk's Office on November 9, 1944 in Liber 2403
of Deeds at page 322, together with the same premises conveyed by
Helen K. Goldin to Frederick C. Koke by deed dated April 30, 1946
and recorded in the Suffolk County Clerk's Office on May 7, 1946 in
Liber 2560 of DeeAs at page 304, together with the same premises
conveyed by Alexander W. Koke to Frederick C. Koke by deed dated
June 1, 1949 and recorded in the Suffolk County Clerk's Office on
May 25, 1950 in Liber 3080 of Deeds at page 427.
TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to the beach, waters and lands under
water of Long Island Sound in front of and abutting said premises.
A purchase money mortgage in the amount Of $12,000.00 of even
date herewith and intended to be recorded simultaneously herewith
was given by the grantees herein to the grantor herein in part con-
sideration for this conveyance.
