BEGINNING at a point on the curved westerly line of Robinson Lano at
the southeasterly corner of promises heretofore conveyed by Nelson S.
Robinson to Mary van Zyvardon by deed recorded in Libor 5096 of Deeds
at page 205 (and which point is the northeasterly corner of Lot No. 2
on a certain map entitled 1plap of Peconic Bay Oaks" filed in the
Suffolk County Clerk's Office on October 18, 1961 as Map No. 3434);
running thence in a southeasterly direction along the westerly line of
said Robinson Lane on a curve to the right having a radius of 725 feet
a distance of 18 feet, more or less, to a point which is 15 feet south-
erly of the northerly line of said Lot No. 2 when measured at right
angles thereto; running then as South 77 degrees 26 minutes 10 aoconds
West, a distance of 140 foot, more or less, to the easterly line of
land now or formerly of Messenger; running thence along said land of
Messenger, North 12 degrees 33 minutes 50 seconds Nest, a distance of
15 feet to the northerly line of said Lot No. 2; continuing thence in
the same direction, North 12 degrees 33 minutes 50 seconds West, a
distance of 110.50 foot to land conveyed or about to be convoyed by
"glary van Zyverden to Henry J. Smith and Stella Smith, his wife; running
thence along said land conveyed or about to be conveyed to Smith, North
77 degrees 26 minutes 10 seconds East, a distance of 210.92 foot to the
westerly line of Robinson Lane; running thence in a southwesterly
direction along the westerly line of Robinson Lane on a curve to the
right having a radius of 725 feet, a distance of 127.0 foot to the
point or place of beginning.
Being and intended to be a portion of the premises heretofore con-
veyed by Nelson S. Robinson to Mary van Zyvardon by deed dated April 8,
1961 and recorded in the Suffolk County Clerk's Office on December 13,
1961 in Liber 5096 of Deeds at page 205, together with the northerly
15 feet of pranises Eknown and designated as Lot No. 2 on "Map of Peconici
Bay Oaks".
