of Suffolk and State of Now York, bounded and described as follows:
BEGINNING at a point on the curved westerly lino of Robinson Lane at
the southeasterly corner of premises heretofore conveyed by Nelson S.
Robinson to Mary van Zyvorden by deed recorded in Libor 5096 of Deeds
at page 205 (and which point is the northeasterly corner of Lot No. 2
on a certain map entitled 'Nlap of i'econic Bay Oaks" filed in the
Suffolk County Clerk's Office on October 18, 1961 as I'dlap No. 3434);
running thence in a southeasterly direction along the westerly line of
said Robinson, Lane on a curve to the right having a radius of 725 feet
a distance of 18 foot, more or loss, to a point which is 15 feet south-
erly of the northerly line of said Lot No. 2 whon measured at right
anglaa thereto; running thence South 77 degrees 26 minutes 10 seconds
West, a distance of 140 feet, more or loss, to the easterly line of
land now or formorly of Messenger; running tlionco along said land of
Messenger, North 12 degrees 33 minutes 50 seconds Flest, a distance of
15 feet to the northerly line of said Lot No. 2; continuing thence in
tho same direction, North 12 degrees 33 minutes 50 seconds 'dost, a
distance of 110.50 foot to land horotofore conveyed by Mary van Zyverdon
to Henry J. Smith and Stella Smith, his wife; running thence along said
land of Smith, North 77 degrees 26minutes10 seconds East, a distance
of 210.92 foot to the westerly line of Robinson Lane; running thence in
a southwesterly direction .along the westerly line of Robinson Lane on
a curve to the right having a radius of 725 feet, a distance of 127.0
feet to the point or place of beginning.
Together with the right to the use (in common with others) of a
strip of beach land approximately 15 feet it width extending along the
southerly or southeasterly line of said Lot No. 2 to ordinary high
water mark of Peconic Bay.
Being and intended to be a portion of the premises heretofore con-
voyed by Nelson S. Robinson to Mary van Zyvordon by deed dated April B,
1961 and recorded in the Suffolk County Clerk's Office on December 13,
1961 in Libor 5096 of Deeds at page 205, together with the northerly
15 feet of promises known and designated as Lot No. 2 on '41ap of Yee onic
Bay Oaks"; and the same promises conveyed by Mary van Zyverden to fiery
van Zyverdon Barnitz by deed dated September 8, 1964 and recorded in
the Suffolk County Clerkrs Office on September 10, 1964 in Liber 5611
of Deeds at page 418.
