BEGINY.ING at a point on the curved westerly line of Robinson lane at
the southeasterly corner of promises heretofore conveyed by Nelson S.
Robinson to Mary van Zyverden by dead recorded in Libor 5096 of Deeds
at pago 205 (and which point is the northeasterly corner of Lot No. 2
on a certain map entitled "Map of Poconic Bay Oaks" filed in the
Suffolk County Cleric's Office on October 18, 1961 as Map No. 3434);
running thence in a southeasterly direction along the westerly line of
said Robinson Lane on a curve to the right having a radius of 725 foot
a distance of 16 foot, more or less, to a point which is 15 feet south-
orly of the northerly line of said Lot No. 2 when measured at right
angios thereto; running thence South 77 degrees 26 minutes 10 seconds
roost, a distance of 140 foot, more or loss, to the easterly line of
land now or formerly of hioasenger; running thence along said land of
i"Ossenger, North 12 degrees S3 minutes 50 seconds Jost, a distance of
15 foot to the nm thorly line of said Lot No. 2; continuing thence in
the same direction, North 12 degrees 33 minutes 50 seconds idest, a
distance of 110.50 foot to land conveyed or about to be conveyed by
Mary van Zyverdon to Henry J. Smith and Stella Smith, his wife; running
thence along said land conveyed or about to be conveyed to Smith, North
77 degrees 26 minutes 10 seconds East, a distance of 210.92 foot to the
westerly lino of Robinson Lana; running thence in a southwesterly
direction along the westerly line of Robinson Lane on a curve to the
right having a radius of 725 foot, a distance of 127.0 feet to the
point or place of beginning.
Togother with the right to the use (in common with others) of a
strip of beach land approximately 15 foot in width extending along the
southerly or southeasterly line of said Lot No. 2 to ordinary high
water mark of Peconic Hay.
Togothor with the richt to the use (in common with others) of the
oxisting roadway 15 foot in width extending southerly from the southerly
line of the public highway known as Robinson Lane southerly over said
existing roadway (also lmown as Robinson Lane) to the southeasterly
corner of the promises above described for the purpose of ingress and
egress to and from said premises and to and from Indian Nock Road.
