SHIPMAN, his wife, b\ both residing at 224-15 145th Avenue, Springfield Gardens 13, New York, VO w • o u o • party of the..and part, WRNESSEPH,that the party of the first part,in consideration of TEN($10.00)------------------------------------------------------dollars, lawful money of the United States, and other good and valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate, lying and being kodhk at Indian Neck, near the Village of Peconie, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a concrete monument set on the northerly line of Indian Neck Road at the southeasterly corner of land conveyed by Irving R. Wiles and another to Harvey G. Redden and wife by deed dated June 26, 1945; thence along the last described land, North 3 degrees 48 minutes 30 seconds East 267 feet to a concrete monument set on the southerly line of a certain 20 foot right of way on land of the said Wiles and another; thence along said southerly line of said right of way, South 80 degrees 45 minutes 30 seconds East 89.8 feet to land conveyed by said Irving R. Wiles and another to Dan Kluge by deed dated June 15, 1945; thence along the last described land.South 3 degrees 48 minutes 30 seconds West 225 feet to said northerly line of Indian Neck Road; thence westerly along said northerly line of Indian Neck Road 94.9 feet to the point of beginning. All of the dimensions given may be a little more or a little less. TOGETHER with all right, title and interest of the party of the first part in and to Indian Neck Road abutting the premises to the center line thereof. ALSO with a right of way over said 20 foot right of way from the northeasterly corner of the premises herein described westerly to the westerly boundary of land now or formerly of Frank S. Kull, and thence over a strip of land 10 feet in width running southerly along said westerly boundary to said Indian Neck Road. And this conveyance is made subject to the following restrictions: That the property hereby conveyed shall be used for residential purposes only. Being and intended to be the same premises conveyed to the party of the first part by deed dated September 7, 1948,and recorded in the Suffolk County Clerk's Office on September 9, 1948, in Liber 2870 of Deeds at page 295.
