Ten ($10.00)------------------------------------------------dollars,
lawful money of the United States,and other good and valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being iNffie at Peconic, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a monument on the northerly line of the North Road
at the southeasterly corner of land of the party of the second part
and the southwesterly corner of land of the party of the first part;
from said point of beginning running along said land of the party
of the second part,
N. 44 degrees 08 minutes 40 seconds W. - 253.64 feet to
a monument;
N. 47 degrees 50 minutes 30 seconds E. - 71.93 feet to
the westerly line of a proposed 50 foot highway;
-- thence along said westerly line,
t" S. 42 degrees 09 minutes 30 seconds E. - 268.33 feet to
said northerly line of the North Road;
thence along said northerly line,
S. 61 degrees 04 minutes 50 seconds West - 64.89 feet to
the point of beginning.
TOGETHER with a Right of Way over said proposed 50 foot Highway
from the northeasterly corner of the premises southerly about
268 feet to the North Road.
BEING AND INTENDED TO BE a part of premises conveyed by Helen S.
Balser to Henry J. Smith and Stella M. Smith, his wife, by deed .
dated 11-16-62 and recorded 11-23-62 in Liber 5268 at page 286.
