paid by the party of the second part,dors hereby grant and release unto the party of the served part,the hero
or woonson and assigns of the party of the seeond pan forever,
ALL that certain phot,piece or parol of hand,with the buildings and improvemeals therran Breetol,situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
known and designated as Lot #24 as shown on a certain map entitled "Map
of Harbor Lights Estates, Section One, Bayview, Town of Southold, Suffolk
County, N. Y." made by Otto W. Van Tuyl & Son, Licensed Land Sur-
veyors, Greenport, N. Y., and filed in the Office of the Clerk of the
County of Suffolk, on Juane 8, 1965 as Map #4362,
Together with an easement over the streets as shown on the filed map
herein, but excepting and reserving the fee to the said streets, the
title to which is not hereby conveyed.
Together with the use in common with others, of the beach area and park-
ing area adjacent thereto; said beach area having a depth of approximately
50 feet from the average high water mark on Peconic Bay, and having a
length of 900 feet more or less measured along the ordinary high water
mark, and said parking area having a frontage on the northerly side of
Harbor Lights Drive of approximately 150 feet, running westerly along
said street from Lot #7, and having a depth of not less than 150 feet
northerly of Harbor Lights Drive. The parking area shall be immediately
adjacent and contiguous to the beach area herein referred to.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants, agreements, easements and restrictions
affecting said premises.
SUBJECT to apurchase money mortgage in the amount of $3,000.00.
