WITNESSETH, the parties of thefirst part, in
consideration of One Dollar and other valuable consideration

ALL that certain piece or parcel of land, situate,
lying and being at Southold in the Town of Southold, County of l

BEGINNING at an iron pipe set on the northerly line

right of way being more particularly described as follows: the
westerly line of a 30 foot right of way begins at a point on the
northerly line of Pine Neck Road at the southwest corner of
land of the Lighthouse Development Corp., and the southeast
corner of land now or formerly of Ellsworth Grathwohl; and
running thence along land of Grathwohl, north 80 55' 40" west,

said northerly line (which right of way narrows in its width
as it runs easterly) runs thence 3 courses, as follows:

corner of land of Agnes L. Offner; thence (3) north 540 32'

corner of land of said Agnes L. Offner; from said point of
beginning running thence along said land of Offner, north 60
". 54' 20" east, 296.39 feet to the ordinary high water mark of
Jockey Creek; thence southeasterly along said high water mark,

225 feet; thence along land of Lighthouse Development Corp., 2
courses, as follows: 1) south 250 17' 40" west, 208.41 feet;

TOGETHER with a right of way 30 feet in width

north 540 32' 40" east, 151.74 feet to a point on the westerly
line of the premises; thence along said westerly line, south

SUBJECT to the following:

ment in Liber 4332 Cp. 68, and Liber 4352 Cp. 533.
2. Covenants and restrictions contained in deed li

4. Fact that parties of the first part may not
have title to land lying below the high water mark of Jockey
Creek.
5. Rights of others over the right of way abutting
the premises on the west and running west and south out to
Pine Neck Road.
TOGETHER with all right, title and interest, if
any, of the parties of the first part in and to any streets
and roads abutting the above described premises to the
jcenter lines thereof;
TOGETHER with the appurtenances and all the estate
and rights of the parties of the first part in and to said
premises;
TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, her heirs and assigns
forever.
