WITNESSETH,that the party of the first part,in consideration of

lawful money of the United States, and other good and valuable considoration,paid
by the party of the snnond part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,
lying and being at Indian Neck, Peconic, in the Town of Southold, County
of Suffolk and State of Now York, known and designated as Lot No. 2 on
a certain map entitled "Map of Pocamic Bay Oaks” filed in the Suffolk
County Clerk's Office on October 18, 1961 as Plap No. 3434, excepting
therefrom a strip of land 15 feet in width immediately adjacent to the
northerly line of said Lot No. 2, the promises herein convoyed being
more particularly bounded and described as follows:-
BEGINNING at a point on the westerly line of Robinson Lane at the
easterly or southeasterly corner of said Lot No. 2 (which point is
North 29 degrees 53 minutes 30 seconds West, a distance of 16.39 font
from ordinary high water mark as shown on said map); from said point
of beginning running South 36 degrees 43 minutes 40 seconds Wast, a
distance of 143.06 foot to land now or formerly of Messenger; running
thence North 61 degrees 01 minute 40 seconds '.lost, a distance of 69.66
feet; running thence still along land of Messenger, North 12 degrees
33 minutes 50 seconds West, a distance of 285.0 feet to land conveyed
or about to be convoyed to Mary van Zyverden Remits; running thence
along said land conveyed or about to be convoyed to Mary van Zyvordon
Barnitz, North 77 degrees 26 minutes 10 seconds cast, a distance of
140 foot, more or less, to the westerly line of said Robinson Lane;
running thence in a southerly direction along the westerly line of
Robinson Lane on a curve to the right having a radius of 725 feet, a
distance of 60 foot, more or less, to a point which is North 29 degrees
53 minutes 30 seconds East, a distance of 200.24 feet from the point of
beginning; running thence South 29 degrees 53 minutes 30 seconds East, -
a distance of 200.24 feet to the point or place of beginning.
TOGETHER with the right to the use (in common with others) of a
strip of beach land approximately 15 fact in width extending along the
southerly or southeasterly line of said premises to ordinary high water
mark of Peconic Bay.

TOGETHER with the right to the use (in common with others) of the
existing roadway 15 feet in width extending southerly from the southerly
line of the public highway known as Robinson Lane southerly over said
j existing roadway (also known as Robinson Lane) to the southeasterly
corner of the premises above described for the purpose of ingress and
egrose to and from said premises and to and from Indian Neck Road.
