Unfortunately, the town code does not allow me to extend your permit at this time. Town code states that construction must begin within one year of the building permit being issued. Only then, is it good for a total of two years with extensions before having to be renewed at full price. In order to `renew"the permit, your only option at this point, you would have to pay the $150 fee again. However, I am going to suggest the following: Do not renew the permit until you are ready to begin construction: Currently the permit is null and void,but you are free to renew it at the$150 fee anytime you wish. When you do renew,however,the same time constraints apply. Therefore, I would suggest waiting until you are ready to begin. Request a refund: When you do renew your permit and pay your$150 fee, I would suggest immediately sending a letter to the Town Clerk's office requesting a full refund on your original permit fee($150)based on the hardships stated in your letter. In addition, I would contact Mr. Russell at that time, as he said he will help you secure a refund. I hope this helps your situation. After securing the permit for the repairs, our roof started leaking and we realized that a new roof needed to be first on the list. Because of illness in the family and a lack of funds, we have not been able to execute the work described in the permit yet. Supervisor Russell advised me to write you. We therefore respectfully ask for an extension on the permit so we can eventually do the repairs. Enclosed is a copy of our original building permit and receipt. Thanks for your help. Rehab of Architectural Features Dear Sir: 1 have been retained by Mr. and Mrs. David Bavaro, to assist them is obtaining a permit for the Rehab of Architectural Features, on their hundred year old, art deco home. 1 met with the Bavaro's on January 17, 2005 to inspect and discuss the proposed work on the structure. The proposed work involves the removal of rotten wood, failed concrete and the replacement with new materials. The only item to be accomplished, that is new is the installation of a small access porch for their unheated sunroom, located on the west side of the structure. The scope of the proposed work is as follows: 1) Front decks: (RE: Fig. 01.,2,3,4.a) located on either side of the front vestibule, there are small concrete decks, with hand rails. The concrete deck surfaces are constructed above the stand up portion of the basement and have degraded with time. They are not used as decks and currently leak into the basement. Both deck areas are no longer used as walking surfaces and it is our intention to remove the concrete and replace it with conventional framings covered with suitable roofing material. The deck rails will be removed and replaced with low wooden rails. Again, these areas (2) will no longer be used as walking decks and are architectural features only. All materials will be consistent with N.Y. State Building Code and windstorm fasteners will be used where applicable. 120 Shore Rood West • Mt. Sinai, New York 11766 • (516) 473-7307 c 2) Front Vestibule: (RE; Fig. 4.b) : the front vestibule and roof over is currently in very poor condition. It is our intention to remove the interior walls and evaluate plates, sills and all other framing for signs of obvious failure. We intend to replace all components which have failed this inspection. We intend to install framing, full thick insulation, followed by new drywall, interior walls. We also intend to replace the roof and possibly sheathing, in that it currently leaks. As per N.Y. State Building Code, we will remove all roofing material, if we find more than two layers of old shingle or if it is determined that the existing sheathing is not viable. Windstorm fasteners will be used if framing is exposed. 3) Front Vestibule Door: it is our intention to remove the old door and door frame. We will inspect the frame work and sills to determine if the materials should be replaced due to rot. The door wilt be inspected and rebuilt and re-installed. We do not intend to replace the door unit with a new one but restore and use the old unit. 4) Front Vestibule Side Doors: currently side doors exist to provide access to the above mentioned decks (re: Item #1). Both of the doors will be removed and replaced with smaller casement windows 5) Front Vestibule Columns: it is our intention to remove and evaluate the front columns on this structure. The columns (6) must be removed for evaluation, they will be rebuilt and re-installed using appropriate wind resistant fasteners.(Re: attached fastener chart). 6) Front Masonry Stoop: this structure will be evaluated and components will be replaced if necessary. 7) Entry Porch off Sunroom (entry porch) Re: Fig#5: the existing structure, once had an entry porch, located on the front of the structure. There exists an entry door, in this area, whose sill is about 4.0' above grade. Currently no deck or porch exists. It is our intention to install and new wooden porch. That deck will measure . 3'8"x 14.0'. The deck will be free standing and positioned over two girders. Foundation for that deck will be 3000PSI concrete, buried to a depth of 36". Page 3 We will use 10" diameter "sono tubes", fitted with approved post caps on top, sized to receive 4" x 4" ACQ posts. All walking and contact surfaces will be mahogany. Joist spacing will be 16" OC and hurricane fasteners will be used on beam/joist connections and on the post beam connection as specified. Hand rails will conform with section R315 of the Residential Code of NY State. Spacing between guards will be 4.0" or less. Hand rail height will be no more than 38". Refer to enclosed plan drawing. The stairs will also conform to the building code with reference to riser/ tread depth and the staircase will be 36" in width. The stairway will be seated on footings using appropriate hardware. 8) Sunroom (Front Wall) Re: fig. #6: Unconditioned Space, this room is a seasonal structure. The front wall of this structure shows signs of rot as evidenced in Figure #7. We intend to replace the door unit and the windows in front of this area.
