BEGINNING at a point on the southerly side of Pine Neck Road at the
northwesterly corner of land of Gagen, which point Is 117,05 feet West-
erly from the corner formed by the intersection of the southerly side

of Pine Neck Road and the Westerly side of Oaklawn Avenue; running thence
South 5 degrees 25 minutes 20 seconds West along land now or formerly of
Gagen and Philippon, a distance of 200 foot; running thence South 82 de-
grees 37 minutes 10 seconds West along land now or foxaerly of Mazzaferro
a distance of 100 feet to land now or formerly of Charles A. Gagen; run-
ning thence North 5 degrees 25 minutes 20 seconds Fast along last men-
tioned land a distance of 200 feet to the southerly side of Pine Neck
Road; running thence North 82 degrees 37 minutes 10 seconds East along
the southerly side of Pine Nock Road a distance of 100 foot to the point
or place of beginning.
Being and intended to be the same promises convoyed by Lewis E.
Serviss to Lloyd C. Thornberry and Theresa Thornsberry, his wife, by
deed dated April 7, 1962 and recorded in the Suffolk County Clerk's
Office on April 9, 1962 in Liber 5149 of Deeds at page 108. -

- TOGETHER with all rights,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or

of the party of the second part forever.
This conveyance is made subject to a mortgage held by Southold Savings
Bank in the amount of 07,$00.00, now reduced to 06,300.90 (Liber 3830
MP 347), and the parties of the second part hereby assume and agree to
pay the unpaid principal balance of the aforesaid mortgage as so reduced,
together with interest thereon. The parties of the second part execute.
