both residing at Peconic Lane (no number) , Peconic, New York,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of

lawful money of the United States, Paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being intlx at Peconic. Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Peconic Lane distant
169 feet southerly from land of Long Island Railroad Co.; running
thence along land formerly of Annie Prince and now or formerly of
Henry J. Smith (1) North 54 degrees 10 minutes 00 seconds East 82.78
feet; (2) North 56 degrees 12 minutes 50 seconds East, 137.26 feet
and (3) South 34 degrees 33 minutes 20 seconds East, 50 feet; thence
South 55 degrees 26 minutes 40 seconds West, along land now or formerl
of Julia Overton Bell, 220 feet to the easterly side of Peconic Lane
and thence North 34 degrees 33 minutes 20 seconds West, along the
easterly side of Peconic Lane, 50 feet to the point or place of
BEGINNING
BEING AND INTENDED TO BE the same premises conveyed to the grantors
herein by deed dated the 26th day of March, 1965 and recorded in the
Suffolk County Clerk's office on March 29, 1965 in Liber 5720 at page
VV 269, made by Florence M. Houghton.
A purchase money mortgage made by Teddy Antone Kujawski and
Emma Elizabeth Kujawski, his wife, to Henry J. Smith and Stella M.
Smith, his wife, in the amount of $12,000 as part consideration for
the purchase of the above-described premises, is intended to be
recorded simultaneously herewith.
