BETWEEN WILSON J. MAIN and L RETO TA G. MAIN, his wife, residing
at 5 Beachway, Fort Washington, Nassau County, N.Y,
party of the first part,and WILLIAM J. JAGMS and FRANCES D. JACKENS, his
wife, residing at 150-39 84th Avenue,
Jamaica, Queens County, N.Y.
party of the second part,
WITNESSETH,that the party of the first part,in consideration of
Five Thousand Dollars dollars,
lawful money of the United States, paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
All that tract or parcel of land, situate, lying and being at
Bay View, near Southold, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:-
BEGINNING at a monument at the intersection of the Northerly
line of a proposed highway to be known as "Ed's Road" with the
Easterly line of a proposed highway to be known as "Summit Road",
said northerly line of"Ed's Road" being parallel with and 382 feet
northrly ed at
rights angles othereto, and m the rsaid ly ieasterine of yiline Ofe "SummiRoadt Roadd"being
parallel with and LF00 feet westerly from the westerly boundary line
(or it's extension southerly) of land of Frank Stelzer, measured
at right angles thereto; from said point of beginning running along
said easterly line of "Summit Road" north 28 degrees 41 minutes
30 seconds east a distance of 150.VCithence along land of Edward Nidds
south 60 degrees 02 minutes ko seconds East a distance of 165.0
feet to land conveyed by Nidds to Gutierrez, thence along said land
/ of Gutierrez, South 28 degrees 41 minutes 30 seconds West a distance
of 150.0 feet to said northerly line of "Ed's Road"; thence along
said northerly line of 'Ed's Road", North 60 degrees 02 minutes
40 seconds West a distance of 165.00 feet to the point of beginning.
Together with a right of way 50 feet wide over "Ed's Road"
from the southeasterly corner of the premises westerly to a
proposed highway to be known as "Victoria Road" and thence
southerly over said "Victoria Road" to Main Bayview Road
Also with a right of way 50 feet wide over "Summit Road" from
the northwesterly corner of the premises southerly to said "Ed's
Road".
TOGETHER with the right to the use, in common with others, of
a strip of land 50 feet in width as are easement to Corey Creek,
said strip of land being bounded on the easterly by land of Edson
andon the westerly by land of Toedter and Dickinson
SOBJECT TO THE FOLLOWING COVENANTS AND RESTRICTIONS:
1. No more than one dwelling house shall be erected on said premises.
2. Any dwelling house or on said premises shall cost not less

3. Said Covenants and restrictions shall expire on January ,

The purchamaser agrees to "The dedication of the aforesaid -roads
known as- Smit-Road","Victoria Road" and"Edfa Road" to the '
Town of Southold as public highways and the right to the use of
said rights of way is subject and subordinate to such right of
dedication; and the'purchasers,> by the acceptance of this deed,
consent to:such dedication and release the Town of. Southold from
,any liability for damages"by reason thereof. I�
