BEGINNING at an iron pipe at the northerly corner of land of
the party of the second part, adjoining land of the party of the
first part, said point of beginning being North 57 degrees 56 min-
utes East, a distance of 158,59 foot along said land of the party
of the second part from the northeasterly line of Grove Road; from
said point of boginning running along said land of the party of the
first part in the direct extension northeasterly of the northwesterly
boundary of said land of the party of the second part, North 57 do-
goose 56 minutes hast, a distance of 15 foot, more or less, to the
edge of a dredged canal; thence southeasterly along said dredged
canal 15 foot, more or less, to land of Bond; thonco along said land
of Bond, South 57 degrees 56 minutes West, a distance of 20 foot,
more or less, to an iron pipe and said land of the party of the
second part; thence along said land, North 18 degrees 37 minutes
10 seconds blest, a distance of 15-42 feet to the point of beginning,
