ALL that certain plot,piece or panel of land, situate,
lyingand beingf at Bay View, near Southold, in the Town of Southold,
County of Suffolk and State of New York, bounded and described as
follows:-
BEGINNING at a point marked by a monument at the intersection of the
northerly line-of a proposed highway to be known as "Ed's Road” with
the easterly line of a proposed highway to be known as "Columbia Road";
running thrones along the easterly line of "Columbia Road" North 25

of Frances C. Roster; running thence along said land of Koster, South

TOGETHER with the right to the use, in common with others, of a strip
of land 50 feet In width as an easement to Corey Creek, said strip of
land being bounded on the east by land of Edson and on the wont by land
of Toedter and Dickinson.
TOGETHER with the right to the use of a ri$It of way (in common with
others) over "Liberty Lane", "Columbia Road", "Ed's Road" and "Victoria
Drive", for the purpose ofagrees and ingreas._
SUBJECT to the following covenants and restrictions:
1. No more then one dwelling house shall be erected on said premises.
2. Any dwelling house erected on said premises shall cost not less than
$8,500.00.
3. Said covenants and restrictions shall expire on January 1, 1975.
The party of the first part reserves the right to dedicate the aforesaid
roads known as "Liberty Lane"$ "Columbia Road", "Ed's Road" and "Victors'
Drive" to the Town of Southold as public highways, and the right.to the
use of said rights of way is subject and subordinate to such right of
dedication; and the party of the settled part, by the acceptaaae of this
deed, consents to such dedication and releases the Town of Southold from
any liability for damages by reason thereof.
