ALL that tract or parcel of land situate in the Town of Southold,
County of Suffolk, and State of New York, known as the easterly
half of Lot #121 as shown on a certain map entitled "Subdivision
Map of Cedar Beach Park, situate at Bay View, Town of Southold,
N.Y." surveyed and certified by Otto W. Van Tuyl, Engineer and
Surveyor, and filed in the office of the Clerk of the County of
Suffolk as Map #90 on the 19th day of December, 1927.
TOGETHER with an easement for ingress and egress over all streets,
roads, drives and lanes as laid down on said map; and also the
right of ingress and egress in and to any of the Inlets, Basins
or Harbors on said map and to moor a boat or boats.in Cedar
Beach Harbor.
TOGETHER with all the right, title and interest of the party
of the first part, if any, in and to land in front of said
Premises under water in the Peconic Bay and all seller's
riparian rights thereto.
TOGETHER with the right, to run with the land, to use and enjoy
in common with others enjoying similar rights and privileges,
those portions of Cedar Beach Park, which may be set aside for
Community Purposes, subject to any rights, reservations, rules
and regulations made by Cedar Beach Park Community Association,
or its successors.
.The use and enjoyment of the Community Property at Cedar Beach
Park shall be limited to those persons, who are the members in
good standing of the Cedar Beach Community Association, the
authorized guests thereof or of the Cedar Beach Park Inn.
