WITNESSETH,that the party of the first part,in consideration of

by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plat,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lyingandbeing*W north of the Village of Southold, in the Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northeasterly line of Greve Road about
130 foot southeasterly along said lino from tho southeasterly line of
North Road; running thence along land of Henry J. Smith, North 57 de-
grees 56 minutes East a distance of 158.59 fact; thence partly along
other land of Henry J. Smith and partly along land conveyed by Henry J.
Smith to Mary Bond, South 18 degrees 37 minutes 10 seconds East a dis-
tance of 144.45 feet to the northwesterly line of Mill Crook Drive;
thence along said lino of Mill Crook Drive, two courses, as follows;
(1) on a curve to the loft having a radius of 75 feet, a distance of
8.58 foot; thence (2) South 57 degrees 56 minutes West, a distance of
91.42 feet; thence on a curve to the right having a radius of 25 foot,
a distance of 39.27 feet to the northeasterly line of said Grove Road;
thence along said line of Grove Road, North 32 degrees 04 minutes Sdost,
a distance of 115.00 foot to the point of beginning.
Said promises, for purposes of identification only, aro known as Lots
Idumbered 3 and 4 .and the southerly 15 feet of a certain proposed channel
as shown on a certain map entitled "Thep of Mill.Crook Grove, owned by
Henry J. Smith, situate at Arshamomoque, Town of Southold, Suffolk County,
Now York", made by Otto W. Van Tuyl, Licensed Engineer and Surveyor,
dated May 13, 1947, and which map isintendedto be filed.
BEING AND INTENDED to be the same promises conveyed by Walter Staron and
Marie N. Staron to Marie N. Staron, the party of the first part herein,
by deed dated August 16, 1963.
This conveyance is subject to two mortgages now hold by Southold Savinr;s
Bank (Libor 3238 mp 503; Libor 4197 mp 574) having an unpaid principal
balance of 011,788.21. The parties of the second part aro taking title
subject to and are assuming the payment of the unpaid balance of the
aforesaid mortgages and the parties of the second Dart have executed and
acknowledged this instrument for the sole purpose of evidencing such
assumption.
