Village and Town of Southold, County of Suffolk andtState oNew York,

The point of beginning is ascertained as follows:
BEGINNING at a point in the westerly side of=Kerineyts Road where the
northerly side of Leeton Drive intersects same; thence south 45 degrees,
35 minutes, 30 seconds "at along said northerly side of Leeton Drive
1,400 feet to the point or place of beginning of-the premises herein
described and being the southwesterly corner thereof, and being the
same point where the easterly aide of the property now owned by Ruth M.
Gudmundaen intersects said northerly side of Leeton Drive;
BEGINNING at avid last mentioned point of beginning, thence running
along said easterly aide of the Lands of Ruth M. Gudmundsen N. 44 degrees
24 minutes, 30 seconds wast a distance of 216 feet, more or Lees,
to the mean high water line of Long Island Sound; thence running easterly
along said mean high water line of Long Island Sound a distance of
50 feet, more or less, to a point- thence running southerly along other
lands now or formerly of SEPENOSKf, south 44 degrees 24 minutes 30
seconds east a distance of 216 feet, more or lose, to the northerly
side of Leeton Drive; thence running south 45 degrees 35 minutes 30
seconds peat along said northerly side of Leeton Drive a distance of
50 feet to the point of place of beginning..
