southwesterly corner of the land of Samuel Epstein; running thence along
said northerly lino South 67 degrees 53 minutes 50 seconds West - 65
feet, more or less, to the easterly line of a 30 foot right of way;_run-
ning thence along the easterly line of said 30 foot right ofway, North
17 degrees 40 minutes 30 seconds East about 35 feet to a dredged.canal
