ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying andbeinginthe Town Of Southold, County of Suffolk, State of New York,
as shown on Map of Re-Subdivision of Block "F" Map of Reydon Shores,
Bayview, Southold, Long Ieland, New York, which said Re-Subdivision
was made by Lewis N. waters, L.S., of Oyster Bay, Long Island, New
York, on September 2, 1936 and which said mapwas duly filed in the
Office of the Clerk of the County of Suffolk at Riverhead, New York,
on the 7th day of October, 1936 as Map No. 1215 and which said plot
is more particularly designated as and by the Plot No. One (1) on
said Re-Subdivision Map.
TOGETHER with all the right, title and interest, if anys of the party
of the first part of, in and.to that portion of the bulkhead along the
northerly line of said plot. _
TOGETHER with the right to use for boating, bathing and fishing all
that portion of Beach lying in front of Sections A and B as shown on
Map of Reydon Shores, in common with Reydon Shores, Inc., its successors
or assigns, and with others who now have or may hereafter acquire
rights in the same, subject to such reasonable rules and regulations
with respect to the use thereof as Reydon Shores, Inc., its eee0e2580rs
or assigns may, from time to time, put into effect.
TOGETHER with a right of way over the roads, streets or lanes shown on
said Map and over a road or highway known as Reydon Drive, which runs
through other property of Reydon Shores, Ins., said right to be in
common with Reydon Shores, Inc., its successors or assigns, and with
others who now have or may hereafter acquire rights in the same, but
it is expressly understood and agreed that Reydon Shores, Inc, reserves
to itself, its successors or assigns the title to all the land lying
within the bed of all of said road, called Reydon Drive, and the right
to make improvements and to lay, erect and maintain water, gas, electric
and telephone systems thereon and thereunder in all of said roads,
streets, highways or lanes as shown on said Map.
Being and intended to be the same promises conveyed by Marie E. Weston
to Carmen Capasso, the grantor herein, by dead dated February 1, 1959
and recorded in the Suffolk County Clerk's Office in Liber 4581 of Deeds-
at page 394, together with all the rights and privileges therein Set
forth and subject to the covenants, restrictions and agreements therein
contained.

The aforesaid premises being more particularly bounded and described
as follows, according to survey by Van Tuyl & Son, Licensed Land Sur-
veyors, dated March 9, 1966 and.guaranteed to Inter-County Title Guaranty
and Mortgage Company:
BEGINNING at a point on the northerly line of a private road knorm
as Lake Drive atthe easterly terminus thereof and the westerly line of
land of Plock; running thence in a northerly direction along the east-
erly line of. Lake Drive, North 74 degrees 00 minutes 'West, a distance
of 60.0 foot to a point markod by a monument; running thence along the
aasterly line of Lot No. 2 on said map, North 21 degrees 17 minutes 00
seconds East, a distance of 218.0 foot (and passing through a monument)
to the northerly line of the existing bulkhead and the "Yacht Basin";
running thence along said northerly line of the existing bulkhead, South
78 degrees 57 minutes East, a distance of 59.73 feat to land of Block;
running thence along said land of Plock, South 21 degrees 02 minutes
00 seconds West, a distance of 223.10 foot to the point or place of
beginning.
