jALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,

Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly line of a private road
known as Koke Drive, distant S. 250 56' 50" W. a distance of 365 feet
from the intersection of the said easterly line of Koke Drive with
the southerly line of Main Bayview Road, which said point of beginning
is the northwesterly corner of the premises described herein and also
the southwesterly corner of land formerly of Koke and about to be
conveyed to Cowan; running thence from said point of beginning S.
64° 03' 10" East a distance of 103 feet along said last mentioned
land to a point; running thence S. 25° 56' 50" West a distance of
125 feet along other land of the grantors herein; running thence N.
640 03' 10" West a distance of 103 feet still along other land of the
grantors herein to a point on the said easterly line of Koke Drive;
running thence along the said easterly line of Koke Drive N. 25° 56'
50" East a distance of 125 feet to the point or place of beginning.
TOGETHER with a Right of Way in common with others 30 feet in width
running from Main Bayview Road to Corey Creek, and further described
as follows:
THE easterly line begins at a concrete monument on the southerly
side of Main Bayview Road at the northwesterly corner of land form-
erly of Anderson and now of Greene; running thence along said land
.. of Greene and other land of the party of the first part, two courses
and distances as follows:
(1) S. 25° 56' 50" West 698.13 feet; thence
(2) S. 370 04' 50" West 200 feet, more or less to Corey Creek. The
westerly line being 30 feet westerly thereof as measured at right
angles to said easterly line.
ALSO with a Right of Way 30 feet in width and then 50 feet in
width starting approximately at the southwesterly corner of the
premises described herein, running northwesterly about 620 feet and
then northeasterly about 357 feet to the southerly side of Main
Bayview Road.
BEING AND INTENDED to be the same premises conveyed to the grantors
herein by Frederick C. Koke and Alexander W. Koke, by deed dated the
15th day of August, 1964 and recorded in the Suffolk County Clerk's
Office on August 17, 1964 in Liber 5596 at page 416.
