Creek Drive at the northwesterly corner of land conveyed by Henry J.
Smith to Roger H. and Ruberta F. Doyle, his wife by deed dated August
3, 1949 and recorded in the Suffolk County Clerk's Office in Liber
2977 of deeds at page 594;
running along said land conveyed by Henry J. Smith to Doyle
South 16' 12' 20" West 167.1 feet to the curved northeasterly line
of said Mill Creek Drive;
Thence westerly along said curved northeasterly line of Mill
Creek Drive on a curve to the left having a radius of $7.0 feet, a
distance along said curve of 59.68 feet;
thence along other land of Henry J. Smith,2 courses as follows:
(1) North 32' 04' 00" West 150.0 feet;
(2) North 54' 53' 40" East 146.56 feet to said southwesterly line of
Mill Creek Drive;
thence along said southwesterly line of. Mill Creek Drive 2
courses as follows:-
(1) South 58' 221 50" East 70..29 feet;
(2) South 68' 22' 40" East 4.0 feet to the point of beginning.
TOGETHER with all the right, title and interest of the party of the
first part, if any, in and to the public highways lying in front of
and adjacent to said premises and to the center line thereof.
SUBJECT TO the following covenants and restrictions:-
1. There shall be no outside toilets or outhouses erected. AN
adequate septic tank or cesspool shall be erected to take care of
the sewerage disposal.
2. That neither of the said parties of the second part, nor
their heirs or assigns shall or will manufacture, sell or cause or
permit to be manufac'ture,d or sold, on any portion of the premises
hereby to be conveyed, any girds or merchandise of any kind, and shall
not carry on or permit to be carried on, on any part of said premises
any trade business or profession whatsoever, or any boarding house.

3. That no building or structure above or below the surface
ther than public utility pipes or lines, shall be erected within ten
feet of any boundary line.
4. No fowl, animals or livestock shall be kept on said
remises other than domestic pets.
5. That no dwelling house costing less than $3,000.00 shall
e erected on said premises unless the plans are approved in writing
y the party of the first part.
6. That not more than two(2) dwelling houses or cottages it
shall be erected on the said above described premises.
7, That the said covenants are declared to be and shall be
covenants attached to and running with the land. The said restrictions
may be released or altered by the party of the first part, at any
time.
BEING AND INTENDED TO BE the same premises conveyed by deed dated
May 22, 1951 — Henry J, Smith to Roger H. Doyle and Ruberta F.
