& 159 on a certain map entitled "Subdivision Map of Cedar Beach Park"
completed September 15, 1926, by Otto W. Van Tuyl, Surveyor, and filed

and being the same premises conveyed to the said William B. Daley, Jr.
and Madeleine F. Daley, his wife, by two several deeds of Benedict A.
Manasek, Jr. and Mary J. Manasek, his wife, one dated November 20,
1953, recorded in said Clerk's Office in Liber 3616 of Deeds, page
317, and the other dated September 3, 1954, recorded in said Clerk's

Office in Liber 3764 of Deeds, page 277, and being the. same premises
conveyed by the said William B. Daley, Jr. and Madeleine F. Daley, as
tenants by the entirety, to the said William B. Daley, Jr. and
Madeleine F. Daley, as tenants in common, by deed dated January 1,

Together with all rights, easements and appurtenances set forth ini�
said deeds, or prior deeds of record.
Saving and reserving, however, to the said William B. Daley, Jr.
and Madeleine F. Daley, his wife, as tenants in common, all rights and
claims against said County of Suffolk, incident to said premises, by
reason of the recent acquisition by said County, by condemnation, of
lands and water at Cedar Beach, affecting said premises.
This conveyance includes the. following personal effects and prop-
erty: All furniture, furnishings, equipment, kitchenware, including
but not limited thereto, the following: Refrigerator, electric stove,
electric room heaters, hot water heater, electric washer-dryer, garden
hose, sprayers, garden tools, 11' aluminum pram, 9 h.p. Johnson out-
board motor, rotary lawn mower, sickle bar mower, beds and bedding,
blankets, Zenith television, two radios, bird bath and tubing, shop
tools and equipment, quantities of paints, oils, spare tiles, garden
and patio furniture, dishes and tableware, pictures, horseshoe pitching
set, archery set, floating dock and ramp, fireplace wood.
The grantors herein covenant that all of the personal property and

effects included in this conveyance are free and clear of all liens or
incumbrances of any kind.
ji This conveyance includes all the right, title and interest, if
any, of the parties of the first part in and to the beach, waters and
lands under water of Canoe Inlet in front of and abutting said premises
to the center line thereof, together with such right as the parties of
the first part have the right to grant, of an easement in common with
others over the waters of Canoe Inlet, Cedar Beach Harbor and the inlet
for ingress and egress by boat to and from Little Peconic Bay and to
and from the premises above described, also all the right, title and
interest, if any, of the parties of the first part in and to the pri-
" ate road known as Sunset Way in front of and abutting said premises to
the center line thereof (subject to the rights of others to the use of
said road) and subject to an easement for the purpose of installation
and maintenance of utilities on, upon and under said road, and all righ ,
title and interest of the parties of the first part, if any, inand to
the land lying in the streets and road in front of and adjoining said
premises, to the center line thereof.
