BEGINNING at a point marked by a concrete monument at the northeasterl
corner of the premises herein conveyed (which point is South 54 degrees
52 minutes 40 seconds East, a distance of 624-41 feet from a point marked
by a monument at the southeasterly corner of land of Nelson Axien as des-
cribed in a certain deed from Henry J. Smith to Frederick L. Hahn dated
September 3, 1946 and recorded in the Suffolk County Clerk's Office on
November 4, 1946 in Liber 2644 of Deeds at page 310) (and which point is
located on the westerly or southwesterly line of land of William Blackham
and Eileen Blackham, his wife); running thence along said land of. Hahn,
South 35 degrees 07 minutes 20 seconds West, a distanco of 200.0 feet to
a point marked by a monument; running thence still along land of Hahn,
North 54 degrees 52 minutes 40seconds West, a distance of ;00.0 feet to
a point marked by an iron pipe; running thence along land conveyed or
about to be convoyed to Carril, North 35 degrees 07 minutes 20 seconds
East, a distance of 200.0 feet to a point marked by a monument on the
westerly or southwesterly terminas of a private road known as Third Ave-
nue as shown on a certain map entitled "Map No. 2 of Peconic Shores";
running thence partly along the westerly or southwesterly terminus of
Third Avenue and partly along other land of William Blackham and Eileen
Blackham, his wife, South 54 degrees 52 minutes 40 seconds East, a dis-
tance of 100.0 feet to the point or place of beginning. Said promises
being and intended to be a part of the premises heretofore conveyed by
Frederick L. Hahn to Jose Garrido and Josephine Garrido, his wife, by
