V\ WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuabie consideration

lying and being DRAIM at Southold, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of a 30 foot right
of way distant 232.26 feet northerly on a course north 170 40' 30"
east from a concrete monument on the northerly side of North Bayview
Road, said monument being located 838.32 feet easterly as measured
along the northerly side of North Bayview Road from the corner formed
by the intersection of the northerly side of North Bayview Road with
the easterly side of Cedar Avenue and from said point of beginning
r � running thence north 73° O1' 10" west 200.0 feet;
running thence north 17° 40' 30" east 300.0 feet;
running thence south 73° OL' 10" east 200.0 feet to the
westerly side of a 30 foot right of way;
running thence along the westerly side of said right of way
south 17° 40' 30" west 300.0 feet to the point or place of .beginning.
TOGETHER with a right of way 15 feet wide, the easterly line
of which is the westerly line of land now or formerly of the Reydon
Club, running from the southeasterly corner of the premises herein
described above 232.26 feet to the northerly line of North Bayview
Road, which said right of way is subject to the use of other pro—
perty now or formerly of the seller herein on the south.
TOGETHER with all right,title and interest,if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof:TOGETHER witTOtHAVp urtenances AND Tes
and all the estate and rights of the party of the first part in and to said premises;
HOLD the premises herein granted unto the party Of the second part,the heirs or successors and assigns of
the party Of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
rmthm as a trust fund 4 ix applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
