BEGINNING at a point on the southerly line of Hill Road, 100.0
feet westerly along said southerly line from the northeasterly
corner of land of the party of the first part and the northwesterly
corner of land of Saban; from said point of beginning, running along
said land of the-party of the first part, South 21 degrees 06 minutes
10 seconds West, a distance of 255 feet, more or less, to ordinary
high water mark of Jockey Creek;tbence westerly along said high
water mark, 105 feet, more or less; thence along other land of the
party of the first part, North 21 degrees 06 minutes 10 seconds East,
a distance of 250 feet, more or less, to said southerly line of Hill
Road; thence along said southerly line, South 68 degrees 53 minutes
50 seconds East, adistance of 105.0 feet to the point of beginning.
TOGETHER with the right to the use of a right of way over said
proposed highway to be known as "Hill Road" from the northwesterly
corner of the premises herein described easterly to Calves Neck Road.
SUBJECT to the reservation of L. Barron Hill and Adelaide H. Hill,
his wife, to dedicate "Hill Road" to the Town of Southold as a public
highway.
SUBJECT to the covenants and restrictions set forth in Deed
recorded in Liber 5886 cp 484.
SUBJECT to a 10.0 feet wide easement to the Town of Southold
for the drainage of surface water from Hill Road to Jockey Creek.
