ALL that certain plot,piece or parcel of land, ]1 situate,

State of New York, shown and designated as Lot No. 22, on a certain
map entitled "Map of Yennecott Park situate at Southold, Town of
Southold, Suffolk County, New York", surveyed by Van Tuyle and Son,
Greenport, New York, May 1, 1968, and filed in the office of the
Clerk of the County of Suffolk on the 9th day of October, 1968, as
Map No. 5187.
SUBJECT to covenants and restrictions recorded in the Suffolk County
Clerk's Office on the 10th day of October, 1968, in Liber 6435 at
page 221.
TOGETHER with an easement of right of way for all legal purposes over
the adjoining streets to the nearest public highway, but the title to
said streets is not hereby conveyed, the party of the first part re-
serving the fee to said streets for the purpose of dedication of the
same to the proper municipality.
RESERVING to the grantors, their heirs and assigns, an easement for
drainage purposes on, over and through the Lands described as follows:
BEGINNING at a point on the southerly line of Long Creek Drive,
505.69 feet easterly along said southerly line from Tuthill Road;
from said point of beginning running along said southerly line of
Long Creek Drive South 72° 38' East 20.0 feet; thence through
Lot 22, as shown on "Map of Yennecott Park", filed in the Suffolk
County Clerk's Office as Map /5187, two courses: (1) southwesterly
on a curve to the right having a radius of 137.71 feet, a distance
of 144.26 feet; thence (2) South 77° 23' LO" West 85.0 feet to the
northeasterly corner of lot 29, as shown on said map; thence along
said lot 29, South 85° OL' 20" West 21.33 feet; thence through
said Lot 22, three courses: (1) North 15' 23' LOU East 23.33 feet;
thence (2) North 77, '23' 10" East 97.02 feet; thence (3) northerly
on a curve to the Left having a radius of 117.71 feet, a distance
of 123.31 feet to the point of beginning

FURTHER RESERVING to the grantors, their heirs and assigns, as easement
for the purposes of depositing fill obtained from the roadways within
Yennecott Park, upon and to maintain the slope.; lying within the
boundaries of the following easement:
PARCEL I
BEGINNING at a point on the southerly line of Long Creek Drive,
441.27 feet easterly along said southerly line from Tuthill Road;
from said point of beginning running along said southerly line,
South 72" 38' East 64..42 feet to the westerly line of a 20 foot
drainage easement; thence southerly along said westerly line on
a curve to the right, having a radius of 117.71 feet a distance
of 25.0 feet; thence through Lot 22, as shown on "Map of Yennecott
Park", filed in the Suffolk County Clerk's Office as Map #5187,
North 50° 45' West 66.57 feet to the point of beginning.
PARCEL II
BEGINNING at a point on the southerly line of Long Creek Drive,
525.69 feet easterly along said southerly line from Tuthill Road;
from said point of beginning running along said southerly line of
Long Creek Drive South 72` 38' East 17.39 feet to Lot 21, as shown
on Map of Yennecott Park", filed in the Suffolk County Clerk's
Office as Map #5187; thence along said Lot 21, South 17° 22' West
19.41 feet; thence through Lot 22, as shown on said map. North 88°
08' West 20.40 feet to the easterly line of a 20 foot drainage
easement; thence northerly along said easterly Line on a curve to
the left, having a radius of 137.71 feet, a distance of 25.0 feet
to the point of beginning.
