WITNESSETH,that the party of the first part,in consideration of

lawful money of the United States, and other good and valuable cons ideratlon,paid
by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land, situate,
lying and beings at Southold, in the Town of Southold, County of Suffolk
and State of Now York, known and described as Lot 53 on a certain map
entitled "Map of Cedar Beach Park" filed in the Office of the Clerk of
the County of Suffolk on December 20, 1927 as Map No. 90.
SUBJECT to covenants and restrictions and easements of record, if
any.
SUBJECT, however, to the right of the parties of the first part,
their heirs, legal representatives, successors and assigns, to install,
repair, maintain and replace public utility polos, lines, pipes, wires
and conduits, together with necessary guy wires, cross-arms and appur-
tonances, on the surface, below the surface and above the surface of
the aforesaid private roads.
SUBJECT to the following covenants and restrictions:
1. Not more than one ono-family dwelling house for residential pur-
poses shall be erected on each buildable lot in Lot No. 53, subject to
zoning ordinances.
2. That any dwelling house erected on said promises shall contain
not less than 700 square feet on the ground floor.
Said premises being and intended to be a part of the premises con-
voyed to oenedict Manasek, Jr, and Mary J. Manasek, his wife, by deed
dated September 8, 1949 and recorded in the Suffolk County Clark's
Office on September 8, 1949 in Liber 2990 of Deeds at page 1141, and
the said Benedict A. Manasok, Jr. and Mary J. Manasok, his wife, the
grantors herein, are the same persons as the grantees in the aforesaid
deed.
