ALL those certain plots, pieces or parcels of land, with the buildings
and improvements thereon erected, situate, lying and being in the Town
of Southold, County of Suffolk and State of New York, bounded and
described as follows:
PARCEL 1•
BEGINNING at a point on ordinary high water mark of Southold
Bay at a point 4.11.56 feet easterly along said ordinary high water
mark from the easterly line of Bay Home Road: RUNNING thence along
land now or formerly of Bertha B. Fismer three courses, as follows:
(1) north 41f degrees 19 minutes 40 seconds west and passing, through
a steel bar near the shore of said-bay, 200 feet to an iron pipe mon-
ument; (2) north 37 degrees 48 minutes 20 seconds east parallel to
said shore line 100 feet to another iron pipe monument; (3) south 44
degrees 19 minutes 40 seconds east parallel to first described line
and passing through another iron pipe monument near the bay, 200 feet
to said ordinary high water mark; THENCE along said ordinary high
water mark south 37 degrees 48 minutes 20 seconds west 100 feet to
the point of beginning.
TOGETHER with all right, title and interest of the party of
the first part in and to lands under water in Southold Bay.
TOGETHER with the right of way described in the agreement
dated May 7th, 1956, and recorded in the Suffolk County Clerk's Office
in Liber 4260 of deeds at page 391.
PARCEL II:
BEGINNING at the northwesterly corner of the premises above
described as Parcel I, said point being marked by an iron pipe, and
RUNNING thence south 39 degrees 45 minutes 20 seconds west a distance
of 10 feet; THENCE south 44 degrees 19 minutes 40 seconds east on a
line parallel with the westerly side of the premises above described
as Parcel I and 10 feet distant therefrom, 200 feet, more or less, to
high water mark of Southold Bay; THENCE easterly along high water mark
of Southold Bay to the southwesterly corner of the premises above de--
scribed as Parcel I; THENCE north 44 degrees 19 minutes 40 seconds
west to the point of beginning.
TOGETHER with all right, title and interest of the party of

thereon erected, situate, lying and being in the Town of Southold,
County of Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a monument in the northwesterly corner of the
premises hereinafter described on the northwesterly side of a 30 foot
Right of Way, said monument being distant the following 5 courses and
distances from the corner formed by the intersection of the easterly
side of Bay Home Road with the southerly side of Main Street when
measured along the easterly side of Bay Home Road and the southeasterly
side of said 30 foot Right of Way:
1. South 37 degrees 14 minutes 50 seconds East, 1139.00 feet;
2. North 54 degrees 07 minutes 00 seconds East, 146.54 feet;
3. North 44 degrees 53 minutes 40 seconds East, 109.27 feet;
4. North 35 degrees 28 minutes 30 seconds East, 110.00 feet;
5. North 44 degrees 19 minutes 40 seconds West and across said
30 foot right of way, 30.48 feet to the monument at the
point of beginning;
RUNNING THENCE from said point of beginning, North 35 degrees 28
minutes 30 seconds East 5.21 feet and North 37 degrees 48 minutes 20
seconds East, 104.76 feet to a monument of land now or formerly of
Grace Fisher;
THENCE South 44 degrees 19 minutes 40 seconds East along last
mentioned land, 223.00 feet to the ordinary high water mark of Southold
Bay;
THENCE southwesterly along said ordinary high water mark of
Southold Bay, South 34 degrees 37 minutes 20 seconds West, 110.96 feet
to land now or formerly of Fismer Estate;
THENCE North 44 degrees 19 minutes 40 seconds West along last
mentioned land and crossing said 30 foot Right of Way, 229.00 feet to
the point or place of BEGINNING.
Together with an easement for ingress and egress between the above
described premises and Bay Home Road over the right of way created by
instrument recorded in the office of the Clerk of Suffolk County in
