Y. �r party of the first part,and FREDERICK J. KNIPPER and MILDRED KNIPPER, his wife, residing LL at 146-09 232nd Street Rosedale, N. Y. 11413 party of the second part, WITNESSETH, that the party of the brat part, in consideration of Ten Dollars and other valuable con- sideration paid by the party of the second part, does hereby grant and release Unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or yarcel of land, with the buildings and im vemeats thereon erected, situate, lying and being in the Town of Southold, County of guffolk and State of New York, known and designated as Lot #22, as shown on a certain map entitled "Map of Harbor Lights Estates, Section One, Bayview, Town of Southold, Suffolk County, N. Y." made by Otto W. Van Tuyl & Son, Licensed Land Surveyors, Greenport, N. Y., and filed in the office of the Clerk of the County of Suffolk on June 8, 1965 as Map #4362. TOGETHER with an easement of egress and ingress over the streets and roads shown on said filed map out to the nearest legally opened highway. TOGETHER with the use, in common with others, of the beach area and parking area adjacent thereto; said beach area having a depth of approximately 50 feet from the average high water mark on Peconic Bay, j and having a length of 900 feet more or less measured along the j ordinary high water mark, and said parking area having a frontage on the northerly side of Harbor Lights Drive of approximately 150 feet, running westerly along said street from Lot P, and having a depth of not less than 150 feet northerly of Harbor Lights Drive. The parking area shall be immiediately adjacent and contiguous to the beach area herein referred to. Said beach and parking area shall be for the sole use and benefit of the residents of Harbor Lights Estates, com- prising a development of approximately 125 acres.
