WILLIAM A. MOFFAT and EVELYN H. MOFFAT, his wife, both residing
at Pine Neck Road (no number), Southold, New York 11971,
party of the first part,and
WARREN E. HUFE, JR. and ELLEN HOPE, his wife, both residing at
Pine Neck Road (no number), Southold, New York 11971,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of

lawful money of the United States, and other good and valuable consideration Paid

LL BEGINNING at a point which is the southwesterly corner of other
premises of the purchasers herein which said point of beginning is also
the following five courses and distances from the point of intersection
of the easterly line of Oaklawn Avenue and the northerly line of Pine
Neck Road:
1) running northerly along the said easterly line of Oakiawn Avenue
a distance of 231 feet to the southerly line of a private road;
2) running thence along the said southerly line of the said private
road North 63° 34' 40" East 117.11 feet;
3) running thence still along the said southerly line of said privat
road North 74° 15' East 211.24 feet;
4) running thence still along the said southerly line of said privat
road 39.81fact to a second private roadway which runs in a
generally northerly and southerly direction;
5) running thence in an easterly direction a distance of 50 feet
across said second private road on a course at right angles to
the westerly line thereof to the said southwesterly corner of
the said other premises of the grantees herein, which is the
point or place of BEGINNING;
running thence North 17° 30° East along the westerly line of the said
other premises of the grantees herein a distance of 171 feet more or
less to the ordinary high water mark of Jockey Creek; running thence
in a westerly direction along the said ordinary high water mark of
Jockey Creek about 25 feet to a point marking the center line of the
said second private road; running thence. South 170 30, West a distance
of about 171 feet along the said center line of said second private
road to a point which distant 25 feet from the said southwesterly
corner of the said other premises of the grantees herein on a line beirt,
the extension westerly of the southerly line of the said other premises
of the grantees herein; running thence in an easterly direction 25 feet
to the said point of beginning along the said southerly line of the saf
other premises of the grantees herein as extended westerly to the cente
line of the said second private road to the said point of BEGINNING.
BEING AND INTENDED TO BE part of the said premises conveyed by
'.'. Henry A. Goldsmith and Everett T. Goldsmith to the grantors herein by
deed dated August 5, 1968 and intended to be recorded simultaneously
ill herewith.
